What is construction management at-risk (CM-R)?
The construction management at-risk (CM-R) delivery method differs quite a bit from traditional construction management. In this method, the construction manager takes on an even larger role during the initial pre-construction phases. Their responsibility is to consult the owner and determine a Guaranteed Maximum Price (GMP) that the construction must be delivered within.
During construction, the construction manager works to honor the owner’s needs and interests and closely control costs to stay within the defined GMP.
This construction management method not only provides guaranteed cost certainty but also allows for a highly collaborative experience between the owner, construction manager, designers, general contractor, and subcontractor.
